Our Rental Service Package
Our Rental Service is designed to give landlords the flexibility to manage their own property should they choose. Our rental services is a perfect solution for busy landlords where we identify suitable vetted tenants, subject to contract.
An initial rental valuation is undertaken (free of charge), to assess the potential rental yield of the property in its current state, following which RCL will discuss suitability for improvements required to obtain a higher rental income. (Subject to market conditions).
Our comprehensive service includes:
- Inspection of the property’s suitability to rent as it is, including advice where any additional adjustments may be required to deem the property fit for purpose and obtain more rental income.
- Suitable media sites will be utilised for marketing of the property.
- Negotiating contract terms with the tenants on your behalf.
- Requesting and reviewing references of potential tenants and then forwarded on for you to review.
- Preparation of tenancy agreement including oversee signing of tenancy agreement.
- Preparing and sending on any Statutory Notices if required
- Collection of deposit (includes Deposit Protection Scheme set up) and first rent payment, further to the setting up of a standing order to your account.
- Accounting to you less fees and disbursements.
- Obtain the following landlord certificates during the entire term of the tenancy at our cost:
- E. P. C.
- Gas Safe
- Electrical
- Provision of fire extinguishers and fire blanket
- Attendance to all engineer visits
- Quarterly inspection of the property followed by a full report sent to the landlord.
- Landlords could benefit from utilising our:
- Trade discount on furnishings from our reputable suppliers.
- Fully qualified tradesmen and inventory clerks.
- Support with guidance on any necessary legal action against rent arrears, rental collection by a monthly banker’s standing order.
- Our rental fees can be collected in advance every month or three/six months.
